Overview
The Portfolio Manager role delivers relationship management support for a defined portfolio of clients, including active commercial real estate owners, investors, and developers. This position works closely with Relationship Managers to provide comprehensive financial guidance and solutions that help clients achieve their objectives while leveraging Key's product platform. Portfolio Managers contribute to the team’s revenue and risk management goals through activities such as credit monitoring, file maintenance, ongoing covenant compliance verification, business development and lending and sales support, and operational support.
Essential Functions
- Proactively manage the portfolio to maximize profitability and maintain strong asset quality, with timely identification and resolution of issues and accurate loan risk rating assignments. Assist in resolving out-of-balance and default situations within the portfolio.
- Assist in structuring and delivering credit and non-credit product solutions while applying sound risk management to maximize risk-adjusted returns on shareholder capital; assess risk materiality and mitigate accordingly.
- Support the asset generation strategy that balances risk and return. Contribute to the team’s consultative process to deepen existing relationships, onboard new ones, and exit unprofitable relationships. Participate in call preparation.
- Serve as a trusted advisor to clients and prospects. Build credibility with internal and external stakeholders based on sound judgment and timely, accurate information sharing. Share constructive feedback with teammates and stakeholders.
- Collaborate with Credit, Product Partners, Closers, Servicing, technical services, and other partners to identify cross-sell opportunities, deepen client relationships, and overcome obstacles to deliver seamless execution.
- Analyze business and personal financial statements to identify strengths and weaknesses and inform deal structures, pricing, and terms.
- Deliver timely completion of write-ups, loan recommendations, and structuring, along with analysis of financial statements and identification of transaction strengths and weaknesses.
- Underwrite construction and interim loans in accordance with KeyCorp credit policy requirements.
- Coordinate and complete annual reviews, loan renewals, quarterly portfolio reviews, and asset quality reports timely. Monitor adherence to approved loan requirements, manage past-due items, reminder ticklers, portfolio follow-up, and credit files. Work with Portfolio Services to facilitate annual reviews and property inspections, monitor covenant compliance, and secure the bank’s position to avoid losses.
- Participate in community and professional organizations to enhance expertise and visibility.

Education and Experience
Education: Bachelor’s degree in accounting, finance or a related field is preferred, or equivalent experience is required.
Portfolio Manager experience: 1+ years of finance-related experience is preferred. Strong proficiency in MS Office, spreadsheets, Internet applications, and common business software; demonstrated ability to communicate effectively in writing and verbally (preferred).
Senior Portfolio Manager experience: Bachelor’s degree in accounting, finance or a related field or equivalent experience; at least 3+ years of commercial real estate underwriting and/or lending experience. Strong proficiency in MS Office, spreadsheets, Internet applications, and common business software; excellent written and verbal communication skills.
Preferred Qualifications
- Master of Business Administration.
- Broad knowledge of key product areas such as interim and permanent credit facilities, cash management, interest rate management, syndications, private equity, subordinated debt, deposits, leasing, private banking, equipment finance, etc.
- Experience in credit and/or workout teams.
- Outstanding credit skills, analytical skills, and financial acumen.
- Excellent communication and listening skills. Uses analytical approaches to identify issues, evaluate options, and implement effective solutions that support portfolio goals.
- Rapidly absorbs new information and adapts to evolving tools, processes, and business priorities. Uses time effectively and can manage multiple tasks to keep projects moving forward when needed.
- Makes timely and informed decisions by balancing data insights, stakeholder input, and business impact.
- Prioritizes stakeholder needs and delivers solutions that enhance user experience and business value.
- Leverages quantitative analysis and performance metrics to guide strategic portfolio recommendations.

Physical Demands
General Office environment with prolonged sitting, in-person or phone communications with teammates and clients, frequent use of PC/laptop, and occasional lifting/pushing/pulling of items up to 10 pounds.

Occasional travel to include overnight stays.

Compensation and Benefits
This position is eligible to earn a base salary in the range of $80,000.00 to $150,000.00 annually. Placement within the pay range may differ based on skills, experience, and geographic location. Compensation also includes eligibility for incentive compensation which may include production, commission, and discretionary incentives.
Compensation for this role also includes eligibility for benefits the position is entitled to. Key has implemented an approach to employee workspaces prioritizing in-office presence while offering flexible options where the role can be performed effectively in a mobile environment.
