Multifamily-Development Associate - Tampa

Overview

DHI Communities, the multifamily development division of D.R. Horton, Inc., is seeking a Development Associate - Multifamily in the Operations Department. The successful candidate will support the direct development of assigned projects and assist the Managing Director. Location: Tampa, FL.

Essential Duties and Responsibilities

  • Prepare pro-formas and financial projections for potential development projects
  • Conduct field investigations, including rent studies of competitive properties, detailed neighborhood analyses, high-level entitlement evaluations, and in-depth reviews of land sales and nearby multifamily apartment sales
  • Manage zoning, entitlement, and permitting activities
  • Perform underwriting, analyzing market information, operating expense data, and estimated hard and soft costs
  • Establish project timelines and spending forecasts
  • Compile components for investment packages
  • Present development opportunities to stakeholders
  • Coordinate with construction personnel to meet budget and scheduling targets
  • Collaborate with third-party consultants on construction plans, entitlements, and financing
  • Develop strategies with third-party property management companies to optimize returns during lease-up
  • Support the Development team in the disposition process, including preparing properties for sale, creating financial evaluations, selecting brokers, negotiating purchase and sale agreements, and guiding buyers through due diligence to close
  • Maintain ongoing communication with local officials, brokers, consultants, and other stakeholders
  • Participate in decisions regarding product type, mix, parking, and design
  • Conduct business in a professional and ethical manner to serve customers and enhance goodwill and profitability

Qualifications

  • Bachelor’s degree in Finance, Accounting, Economics or a related discipline from an accredited four-year college or university
  • Three to five years of related experience and/or training
  • Proficiency in advanced Excel financial modeling
  • Proficiency in Adobe
  • Ability to apply common sense and follow instructions provided in written or oral form, or via DRH applications
  • Proficiency with MS Office and email

Preferred Qualifications

  • Registered planner or engineer
  • Experience with multifamily municipalities and entitlement processes
