Overview
Join Fannie Mae in Boston, MA as a LIHTC Underwriter, Lead Associate. Fannie Mae plays a foundational role in housing finance and supports innovative efforts to expand access to homeownership and affordable rental housing. In this role, you will contribute to the Low-Income Housing Tax Credit program by providing expertise on customer network development and engagement, while helping originate proprietary and multi-investor LIHTC investments through our syndicator partners. The LIHTC platform was relaunched in 2018, and the team continues to invest across proprietary and multi-investor funds. You will collaborate with executives and staff managers on assigned operational activities to support the team’s objectives.
Responsibilities
- Develop customer relationships with the LIHTC team Senior Director, Director, Advisors and syndicator partners to communicate investment parameters, manage the pipeline, and screen, model, price, and negotiate letters of intent for multifamily LIHTC investments.
- Support the LIHTC team's business activities by underwriting and closing proprietary and multi-investor fund investments, including negotiating proprietary fund agreements under the direction of the Senior Director, Director and Advisors. Periodically assist the Head of Underwriting with underwriting and closing of lower tier proprietary investments.
- Identify and assess the risk profile of LIHTC investments to ensure risk is controlled and objectives align with credit, investment and regulatory guidelines.
- Coordinate with internal and external teams to establish milestones that enable a smooth LOI execution and secure investments.
- Assist the Senior Director, Director, Chief Operating Officer and Vice President in updating processes related to internal stakeholders such as multifamily legal, risk, operations, finance, accounting and audit.
- Partner with management to recommend business solutions based on analysis of internal and market data.
- Actively participate in special projects as needed.
- Travel on a limited basis to visit prospective investments and markets.
Experience and Qualifications
Minimum Required Experience
- Four years of relevant experience underwriting LIHTC proprietary fund investments while maintaining product and credit quality.
- Proven ability in modeling and structuring LIHTC investments and managing critical projects with tight or changing timelines.
- Capability to manage multiple and competing priorities to support a robust investment pipeline as demonstrated with syndicator partners.
- Self-motivated with strong attention to detail and a collaborative, team-oriented mindset.
- Excellent analytical, verbal, written and presentation communication skills.
- Ability to influence through negotiation, persuasion, meeting facilitation and conflict resolution.
- Proven skill in engaging stakeholders, customers and vendors and building broad relationship networks.
- Experience gathering accurate information to clearly explain concepts and answer critical questions.
- Ability to work respectfully with diverse functional teams to achieve shared goals.
- Proficiency with Microsoft Office, especially Excel, Word and PowerPoint.
Desired Experience
- Bachelor’s degree or equivalent.
- Experience with equity or debt portfolio management software/systems such as MRI, Salesforce and Yardi.
- Ability to navigate multiple systems, manage data and generate reports.
Compensation and Work Arrangement
- Target Pay Range: $109,000 to $142,000 per year.
- Hybrid work arrangement.
- Eligible to participate in the Fannie Mae incentive program, subject to program terms.
