Role Focus
The Associate/Senior Associate position concentrates on all aspects of affordable real estate acquisitions and development, including financial analysis and modeling, site acquisition, due diligence, communication with governmental agencies and funding applications, review and negotiation of legal documents, and community and resident engagement. The successful candidate will prepare detailed financial analyses and underwriting models and provide key insights to business units, corporate finance, and senior management.
Essential Duties and Responsibilities
- Assist the Deal Team Leader across all facets of affordable housing acquisitions, financing, and development.
- Develop financial models and support presentations focused on property valuation using capital structures and financing tools unique to affordable housing.
- Compile and review due diligence materials, including financial, market, demographic, site data, and federal/state regulatory information.
- Validate budgets, assumptions, and pro-forma analyses, identifying challenges inherent to each project and defending the underlying figures.
- Communicate with investors, lenders, brokers, property managers, and industry consultants.
- Draft and complete applications and documentation required for debt and equity financing, property purchases and sales, government subsidies, and rental contract maintenance.
- Participate in community and resident outreach initiatives to tailor property improvements and services to neighborhood needs.
- Collaborate with internal Deal, Construction, Community Engagement, and Portfolio, Asset, and Property Management teams to ensure holistic measures of success for each transaction.
- Manage workflow and task completion across multiple teams and departments.
- Lead select internal presentations to Senior Related Affordable Leadership.
Qualifications & Competencies
- Strong ability to project manage key components of deals or projects from initiation to completion.
- Solid problem-solving skills, identifying root causes and leveraging prior experience and education to develop creative solutions.
